I was thinking of creating a 'form' by Google Docs and in the move-in inventory check-list mention that any requests can be submitted at www.linkhere.com.2) If you send the plumber let's say to do some repairs, do you get the tenant to sign-off on the spot before the plumber leaves that it's been satisfactorily repaired?

Definitely talk to the existing tenants and see what they have to say, they may tell you things like "the roof leaks, etc etc."

Thanks financeexaminer, As a former MB, I wouldn't have a problem getting a full 1003, VOE, VOD, VOR, etc....So I should process it like I would have a full doc FNMA loan back when I did loans?

We discovered that the sheet-rock/ceiling board was "cheesy" in that it was crumbly and felt like it was a tad moist/had been wet at some time previously (not soaking wet/active leak).

I also question whether or not even an enterprising attorney would do the research necessary to find financing docs to decide whether or not it was worth suing someone.You certainly get a target on your back as your wealth grows.

I haven't used woofoo.However, Google Docs has what I am imagining to be a similar feature, where the form will dump everything into a spreadsheet.

The limits will hopefully be relaxed a bit down the road as its recognized that the 75% LTV and full-doc underwriting is adequate risk mitigation for multi-property investors.
