I imagine the home I can use a construction loan or my heloc again to complete and then get a traditional mortgage as that will be on its own lot, but the cabins will all be on a large lot containing the farm itself.

Hi All - I know that in general it is a good idea to avoid HOAs for STR/MTR rentals.

It is less than the current ticket price.

Once lenders see that you’ve proven yourself, it can open up more favorable terms, and some might even go as high as 90% or more on the purchase. 

Based on some quick preliminary research, it seems like it could be a pretty good place for me to start investing.

What kind of sheets do you think would work for this?

I guess part of it comes down to how often tenants don't pay last month's rent and say use the deposit (don't do that, bad idea).

It's tough for out-of-towners to compete and find a good deal, but if you're here and can drive the streets in your neighborhoods, do that!
