I have already started to develop relationships with a few agents and hard money lenders. 

However, I'm very excited to include this home into my portfolio, as it's in a trending location, with LOTS of investment and development in the area. 

In general, are there restriction on using SDIRA on a development/construction project...we have a first lien balance around $80k and reno should be $250k.

Many of those who do make money will be commercial developers.

I also believe the area will increase in price in the next few years with all the developments going around in the area and investor activity.
