Minnesota, I wouldn't say a "mini-boom" unless you define that as nearly a decade long strong growth and appreciation with a trajectory that not even covid or riots has been able to derail a "mini-boom".

The cost of the loan is simply built into basis of the property for the profit split.I am not sure what you define as project management versus construction management, so did not include it above.

The Depreciation report should give you a good idea of when and how much money is supposed to be spent on replacing aged building components such as roof, elevator, exterior painting, HVAC/MUA, etc. and what year to expect to see that project coming up.

You could find the same scenario in my SEC 8 leases too, but our lease specifically says that it renews on an annual basis if neither tenant or owner gives notice in the defined period.
