I would have to be 100% certain that everything would work out including obtaining a HEL or refi into a long-term mortgage when appropriate.There are a lot of pitfalls to the strategy as others have listed.There are better options (options A thru F) that I would investigate first.As Brian suggests, those CC punitive rates are really the death knell for the borrower.My $0.02

Just saying, that's too simple, even as an observation.Inventory is a critical issue to specialize in wholesailing, our MSA is only about a half million and inventory of doable wholesale deals is pretty low, limited pretty much to the natural fallout of life events, motivavtional factors of divorce, bankruptcy, death, foreclosure, health issues, etc. 1.5 million, that's alot of possibilities!

Write the contract that specifically states that this agreement shall remain in effect to his lawful heirs who inherit his legal property.He also needs a will and living trust specifying which person gets this contract upon his death.

Either way is fine, but you don't want to take too much time before going under contract doing 'Due Diligence' work and end up losing a great deal, because you tried to analyze the deal to death before putting in an offer.Lastly, I'll be in Cincy this coming week speaking at REIAGC.
