Just going out & measuring with your tape measure isn't going to help much if you are seriously considering adverse possession, title insurance payout, etc...You don't have the proper data yet. 

Think of putting marble entry ways into a mobile home.

These are usually safe investments as that's entry level home and has traditionally been not impacted by markets.

I always felt I could acquire a report from some real estate data company and I would have a better feel for prices and vacancies, but I can't seem to find a service that readily provides this information.

They require you to purchase a package of a minimum # of searches per month, but depending on how much you are lending out it might make sense to subscribe even if you only will use just a small part of that quantity over the course of a year.The data they have on everyone is insanely detailed - way, way beyond a simple background and credit check like we run on tenants.

Not sure if that is the reason for what you're seeing but then again, Redfin wouldn't be my choice to get that data.
