Hey peeps,Got one property closing soon, and I am eager to find contractors to do a cosmetic rehab on it.I want to get a few of them bid for the same work, and choose the ones that make the most sense.I was originally thinking i will get them refereed by an agent and property manager.However for now I only have a reliable agent.

Bottom line, unless the repairs are purely cosmetic, or very localized within the home, I will not do any more major rehabs on old homes.

Considering these additions along with some minor cosmetic updates and where the market is at, I feel like rents could be 1200, 1200, 1000 (sellers agent says 1200-1400 for the 2brs but I think that is high given the smaller sq footage).

Turn key to me means you can purchase the property and keep it running "as-is" over a reasonable period of time (3-5 years) without NEEDING any work (e.g. no safety / systems issues or something an insurance company would yell at you for), even if there are potential cosmetic upgrades.

Because if you're going to have to tear out sheetrock and other cosmetic stuff (anyway) then you can address things like electrical and plumbing at the same time.

I anticipate renovations at $30-35k with contingencies - mostly cosmetic, kitchen, baths but I will definitely replace the Federal Pacific panel and need to replace the driveway in the spring.I did purchase and finance in an entity (LLC) name.I'm going to do the bulk of the general work on this property in order to learn the process hands on, but I don't anticipate that I'll continue that in the future.
