@JScott Thanks for the feedback, you have definitely given me at least items to focus on.

I can't tell you how many countless wholesalers have approached me at these meetings and then never actually get a deal.

I say automated because for me at least, if someone doesn't rip my marketing out of my hands and press 'click' or put a stamp on it, it will end up never getting sent out.

It should be noted, this would NOT be true in the more expensive properties, where there is more "meat on the bone," and the investor and/or turnkey company has the opportunity to buy at a deeper discount from the end price. 

If there is that much meat on the bone, are you able to get it into contract and try to wholesale to another investor for a great deal (50k etc?) 

It’s not my property but I’m working with the owners to try developing it however, large scale development is a bit advanced for me at this stage so I’m looking to discuss options with people who have more experience.

However this assumes that there is enough meat on the bone to warrant the extra wait time, which means you're going to own the property at significant discount.

I feel like the line is blurred when it comes to that aspect of it, to me at least.
