If not, I would still recommend going ahead with a professional cleaning company that has experience with mold remediation (make sure they send before and after pictures as well), if you really wanted you could give a small credit to the tenant to make them happy as well but 100% not required. 

I have been investing in SFRs for the last 16 years and I have built a turnkey company from the ground up starting in 2013. 

I think I would look for a company that has an architect and construction so that just maybe things are a little more streamlined.
