The property is already listed and on the market but might not make it to the closing table I know it’s not common but do some hard money lenders sometimes buy out the other hard money lenders to give the person more time to sell? 

If not we could work out a down payment with cash, and finance the repairs through our day jobs.

I prefer markets like Indianapolis and Kansas City that have growing populations, growing jobs and good incomes.

In Pennsylvania, it is VERY common for properties to end up in tax sales after people pass away.

Seller financing....pretty common.

And do i need to have a collection attorney to do this job?
