Why do you think purchase contracts are so long and have such small print?

As long as your negative cash flow is about equal to what you would be spending on rent, it is a good deal.

Flip tend not to sit as long since there is such a need for affordable housing right now.

@Mose Gebremeskel  as long as you don't constantly use the washer and dryer and it is in an accessible location I would think sharing would be fine. 

They all used the same the tactic, money.I would offer a generous buyout, which I know will be hard on principle, but you'll spend just as much on lawyers and preserve your sanity in the long run, wishing you the best of luck.

Great question....my answer is total guess vs expert response, but I don't think you probably gain much if anything by doing a cost seg on a single family house with long term renter. 

I would go back to your policy in your lease on visitors, who can visit and how long.

Marion oaks has become harder to rent because of the amount of competition but I like it for long term because that is the side of town with the most growth.
