I believe the Connecticut and New Britain market can be great for Cash flow, not so much for appreciation. 

Leaving the same investor split of the profits in conjunction with the more conservative assumptions will naturally lead to a lower (and more believable) projection of investor return. 

I honestly believe you'll end up with a ton of work just to get negative equity vs. your investment and a breakeven cashflow at best as you're not accounting for a number of major expenses in your pro forma.

This is a real estate discussion board, and I believe members are free to share whatever experiences they have, particularly in direct answer to OP's inquiry. 

I believe that the listing agent has a fiduciary obligation to bring any legitimate offer to the seller.

It sounds like they are trying to drum up business for candle/Tupperware/essential oil/Mary Kay parties, (the list is endless) or religious activities where all might not be welcome.   

The only (recent) cases in point I can think of, related to S/D imbalance, are the cities that experienced the fracking/oil boom phenomenon.

I believe the reserves on the 5th mortgage and later have to include covering 6 months of  all mortgage debt - as opposed to just the one on each of the first 4.

I believe the lower unit tenant would want to stay there for a couple more years, whereas the upper unit tenants have told me that they would like to buy a house maybe in the next year or two.
