I’ve had WAY more damage from leaking water supply lines than intention tenant damage, most horro stories are just that.

Good listing agents will always have a lender lined up for a wonky property. 

Bottom line: You are looking for a diamond in the rough here in WA, AND you have have about 1000 other investors in the NW doing the exact same thing right now.

I would try asking my current HELOC lender to re-appraise the property and increase the credit line.

To me this is not a very exciting deal worth getting out of bed for but Some people on here probably consider this a Home run though .

The purchase price is $85,000 but i can get it for $80,000 or less right now its a 1 bed 1 bath but it can easily be updated and turned it to a 2 bed with an addition and the avr is $260,000 for this area and its an excellent area and can deff sell extremely fast she sends me these deals at least once a month some good some ok but always at least one thats smoking 

I've seen that $300-$400 a bedroom is typical for single family homes in those areas, or if it's a two bed one bath in a nice, quiet neighborhood you could get $1100 - $1250. 

Is your pricing in line with recent sales and in contracts?
