I tried to estimate for worst case scenarios, Everything I install will be top end, plus I'm building kitchen cabinets, bath vanity, & any other cabinetry on site (indistinguishable from top of the line Thomasville type cabinetry) which will save me at least 10k - even more since I'm working for free.

Extras that would make it even nicer: add a master bathroom suite, covered patio, 1-2 car garage depending on permits, minor landscaping, love :mrgreen: Some renovation costs i would guess at $15k for carpet, a/c, dryer plug, windows.

Owners have had a terrible time getting it managed properly (probably cause it's in podunk USA) and are just looking to get out, say they need $230k.The building is 18 units, a mix of studio, one, and 2 bedroom units for a total of 23 bedrooms and 19 bathrooms.

The manual could have a copy of the building permits pulled, photos of construction in progress and cut sheets of construction assemblies/standards used during the project.For example, if a bathroom was remodeled, take pictures of the waterproofing membrane, provide product specifications, maybe even provide a mockup for the homeowner, so they know that everything was done right and by the book.

By that I mean with SFR you need to shift the thought process from XXX(adding a deck, bathroom reno, extra SF) will increase the value by 110% of the cost...to the ARV of this home is $XXX and it needs $20K in rehab so my purchase needs to be $XXX.

Think of major items that will cost the most money.Tile in the bathrooms, windows (overall), appliances, doors (sometimes they are not hung or in bad condition), bathtubs (do they need replacement or major repairs), plumbing (overall), air conditioners (do they work or are they outdated)......We also rate each unit 1-10 based on all factors and list tenant issues if during due diligence so we know if we should consider non-renewing or addressing at the time of acquisition.
