The last 10 or so SFHs I've bought have been foreclosures and auctions with no need for an agent. 2008-2013 I did use an agent several times to make offers and grease the negotiation and closing process.

If I were to see a property going on a Sheriff Sale in two months with an upset price of $7,000, could I call the owner (which is the city in this case) before the auction to pay the upset price and get the house.

But remember, in my experience, like 10% of listed properties ACTUALLY go to auction.

Here's a gem...buy properties @ the tax lien/foreclosure auction etc, sell it contract-for-deed for 1.5-2x the initial buy $$$ @ hold the note @ 12-15%.

At the same time, it's one of the rare states where most of the local hard money lenders will finance a property at the auction same-day.The first few years of my real estate journey have not been rosy.
