Bank of New York Mellon FKA The Bank Of New York as Trustee is taking me to court and I believe that this is a MERS entity which Mich court of Appeals ruled that they could not forclose, but I need to know if in Fact that this is a MERS and I need to know exactly how do i find out

FWIW, in my property-management classes we were told that payment of rent in advance is a huge red flag - like most scams, the appeal to your "greed" can sometimes be used against you.

If I need to bring in a structural engineer, a mold tester, etc, I could easily spend $1000 on due diligence tasks, only to find out that the second lien holder is stubborn and would rather let the property foreclose than to take a small payoff.All that said, I generally go after short sales that don't have a lot of mass appeal (i.e., they need a lot of work).
