The system my PM has in place allows the owner to get an email as soon as the request is made and if you're on top of it, you can approve very quickly, but I understand how that would make sense.

You can still benefit from their systems etc, but if you have a good broker and can generate leads you would be ok on your own.Also, if you do join a team do some research.

I still work a corporate job but I work from home and my hours a set by me, thus allowing me time to pursue other things, ie. real estate.I am looking for a brokerage in the Denver Metro Area (preferably not North of Downtown Denver) that has good training and a good support system for new agents, but will allow me the freedom to continue to invest in real estate personally.

The second mortgage was attached to an alternate spelling of the owner's name and for some reason I'm still unable to do a record search by legal description of the property (name) on the Palm Beach Clerk's online system.

I've done multiple tear offs and you're budget (assuming a standard building on a standard 25x125) is in the $8000 to $12000 range depending upon the extent of plywood replacement and R value on the insulation you put in.
