I would stay residential (4 units or less) to start unless you have management experience.

The property manager had someone go out and give an estimate for around 11k to replace the entire roof.

I have 5+ buy and hold properties,  i have limited cash right now for another down payment, my debt to income ration hits almost the limit.

It is expensive but money is not cheap at all nowadays and as others mentioned even getting a LOC against a rental property is a huge score as not many lenders are lending on that product.Question I have is what are you using the $ for and can you earn it back? 

I am planning to buy my first 2-family property in Schenectady and is curious to know how the rental market has been in past 1 or 2 years in Schenectady and what are the projections, and if anyone has a recent experience with a similar purchase.

I know you are probably bummed about this and feel like you made a mistake, but if you can figure out how to hold this property and buy more properties and hold them then you will end up making significantly more money in the long run; you don't build a real estate portfolio by selling.

Over the years, I have 1) invested heavily in education (underwriting, financing, market analysis, asset management, identifying macro/micro trends per market, etc), and 2) developed strong relationships with a network of accredited investors who are interested in diversifying and jumping into the multifamily space.

I have an investment property with a small front yard and average sized backyard.
