I'm wanting to find a way to help out a friend in our neighborhood with his situation.

I see about 23,787 rentals on airdna (given a few are hotel rooms, camping sites and rvs renting on AirBnB & VRBO) so lets round to 24,000 and I will just guess another 26,000 hotel rooms/rv spots/campsites. 

We actually switched from Yardi to Appfolio due to price and overall a much easier system that all our employees can use (again, no expensive per user charges).  

It will be difficult but not impossible to find a lender that will take second position and very likely the first lien holder will be apprehensive to a subordination agreement..The terms will not be as favorable likely in the 7-8%'s I/O but on a new mortgage there are investors that theoretically can finance 'unlimited' units..I think with our team it's 250+ up to $100M.

We are all in the investment game together, and will all face the same problems as we grow our assets and legacies.

You did not run his rental application so you don't know the soon to be ex-husband's income.In our rental criteria, if more than 40% of the income come from unstable sources like alimony, child support, commissions, etc - we reject the tenant even if the total (or I would say "claimed total") income meets the income requirement.

While it’s still true that he doesn’t have liability as per the lender; he may be sued by the seller or new buyer if default occurs in our current legal climate.  

I'm new to the site and would love to hear some success stories with people who have invested with remax/fig in Utah or Texas.

We will put that $95,000 into the emergency fund and continue to save money until our next purchase.
