Your cash flow will look great on paper, but sooner or later the house will need a new everything, which is usually 50k-70k.

Why risk $50k on a "maybe 5%" return when you can get 4.3% on a CD? 

You might want to focus on one, and use the other as a backup strategy.Rentals: Focus on finding good rentals from direct marketing, MLS, wholesalers, etc.
