(From a demographic perspective, Huntsville is one of the fastest growing cities in the Sunbelt, and this helps buoy rental demand.)Instead, days on market could signal that there are idiosyncratic issues with the rental itself.

I think the first issue is paying by the hour. 

Heating, air conditioning, hot tubs, major appliance failure, septic issues, etc.  

I’m sure you can have a loan denial issued if you state that you do not have enough funds in place to make this happen, which will allow you to exit your contract because of not being able to meet the financing approval period.

I’m looking to invest in multi unit properties for long-term buy and hold and would need help financing.

I’m starting with house flipping (single & multi-families) out of state in the St Louis, MO area.

I even rent to Section 8 tenants, and last year I raised rents 18% ($1,400 to $1,650) without an issue.
