By the way, this is in GA... and the HOA did not capture any pictures of the dog or proof of the noise/nuisance .. and I am guessing they wont disclose their "sources". 

Immanuel Sibero thank you for explaining this from a different perspective, looking at the whole picture of the analysis and then picking out the red flags that appear is a great way to determine if the deal is feasible or not.

Before dropping the price anymore, I would look at the full picture. 

I want to choose my battles wisely and told my agent I have no problem disposing of the other contents of the property which is a bunch of furniture and pictures, since it's being rehabbed and we'll have a dumpster on hand to pitch those items but I'm pretty sure I'd incur an extra expense getting rid of the x-ray materials.I did locate a couple of local companies that will dispose of such items and forwarded them to my agent for her to pass on to the seller's agent.Can a seller just refuse to clean out a property?

Pictures and see if you can't hire a third party to see if they can tell you how much it will/would be to bring the property back to pre move in condition. 

Take pictures of units, design flyers and bring flyers of vacant properties to local businesses to attract more and better tenants.I'm now looking for multi family buildings with 5+ units which would grow my portfolio exponentially and further create the need for a full time Property manager. 

I have not made any deals but wheels have been put in motion and I hope to complete one soon.
