I've never encountered TX data from my subscriptions that is so limited on residential property.You need a complete title report to get the entire debt and lien picture.  

I haven't done any note investing in Iowa, but the data I have is 160 day process with a budget number of 3K. 

Please do not hold anything back.Looking forward to your responses.LOL, guess you haven't read my posts on WH.Lack of RE knowledge, lack of general business knowledge.Tactics used  in marketing, not being upfront with others.......like advertising that they buy houses.They lack understandings of valuations of their services, they appear predatory due to lack of knowledge not so much as to intent......really due to guru junk.As a business, they circumvent the spirit of licensing laws or may simply be in violation depending on state laws.Those that are good at it probably don't really need to WH, but those who think they can begin in WH are usually misguided, thinking it's a system of steps rather than understanding the different aspects that are required to provide reliable data, valuations and market analysis.

I bought my house over two years ago, and the street has been in place at least 2 years before that, and it doesn't exist in USA.com's database, which leads to concerns about the freshness of their data.

They were all great learning experiences, and the cost of the packages wasn't much.During last Saturday's class, I met a new private money lender.  

As a cash buyer, I said recent sales data would suggest that an offer of 170-180 is about where I would be, of course having not seen the property that could go up or down based on the condition.It was a good chat and he definitely was not offended by my offer, he said he was going to talk it over with his wife and would get back to me if they were interested.I know, this isn't profound but it's a milestone for me anyways :)I will follow up with him next week!

The appraiser has to make his own decision but can be helped with better, relevant data.  

I want all that data before proceeding. 

Going with this strategy, you could publish valuable data/insight/trends about selling in the micro area that is your niche.
