So that's why Year 0 is NEGATIVE $1k.Next, you kept the money in the Savings Account for each of 10 years except for the last year.That's why Year 1 to 9 is ZERO... because nothing came in and out of your pockets.BUT, in year 10, you closed your Savings Account and put your money Back into your Pockets, which is why it's a POSITIVE $2,594.When you then do your IRR, the answer becomes 10% EXACTLY as the Savings Account with a fixed Interest at 10% per year!
