Otherwise simply look up the section 8 rate for a 3 bed 2 bath in your area which must be over $4800/mo now at 7% inflation rate from $1200 over 20 years.

Lots of people come here because it's so much cheaper than a large majority of the country but with the cheap prices comes a high level of pain.I see a lot of people just gravitate to whatever is the cheapest listing on Zillow and then they end up way over their heads or worse, they buy something with a wildly inflated value because they don't understand the difference in comps from one neighborhood to the next.

It does sound pretty risky and definitely let your own research hold more weight than AirDNA I have found those numbers to be slightly inflated in my market.
