Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?   

I'm just purchasing my first STR. Should I pay for a hosting platform like Hostfully? If you think I should, please recommend your favorite. I haven't explored the market yet for that product.  Thanks. 

If you don't have a realtor involved, often you are going to get to live with those things for as long as you own the house.

The owner has a mortgage on it that is not assumable.Is there a way to purchase the LLC that holds the building/mortgage or will that still trigger a due on sale clause?
