In my limited experience foreclosing, we had to hire a lawyer and give different kinds of notice to our tenant & then buyer, publish in a local newspaper, and *not* earn several months of rent, plus we had to spend money  to repair damage that the disgruntled tenant buyer caused to a newly renovated property, while on the way out of said property.  

That includes: Whirlpool, Maytag, KitchenAid, Jenn-Air, Amana, and Hotpoint.

I laugh at these shows most of the time saying, boy I wish I could hire that guy for that price, most of the time the price they quote wouldnt even cover materials let alone labor. 

The only way to sidestep it is not to self manage, and hire a PM with his own E&O insurance, and he's responsible to get someone to cleanup the snow.

I am trying to hire a handyman to assist with some of the work, but most insurance companies are not interested.

Be carefull  adding central air to a duct system that was designed for heat only , it may not cool properly .

I'm ok sacrificing some returns for hiring out anything that takes longer than about 15 minutes, and at this point am pretty much assuming that I'll be using property managers.  

So, I need a contract, I assume I will do a title search, have the land surveyed, hire a lawyer (I have one through work that will do RE stuff) to deal with title transfer and filing or is that someone else?

The staining could be becasue these heaters draw air in from the bottom and push it out the top. so any dirty air  is pulled through the heater and pushed out the top causing stains on walls.
