But I doubt this is the case from the sounds of it.I have purchased properties before where there were incredibly complex title searches, where multiple estates were involved, heirs died without a will, hand written deeds in the chain with incorrect or incomplete legal descriptions, etc. - and in instances like these, I've paid the closing attorney upwards of $1k - $2k just for his fee alone.

If no pictures, no video, multiple ways to contact,etc. then an investor can have more questions then answers.    

First time flooded homes are different than multiple flood homes so you REALLY need to know the areas where folks are fleeing and where they are rebuilding and returning. 

Make sure to set your keyword alerts up and engage.

I  tried calling the seller multiple times because we wanted to show the property to other investors but he wasn't returning my calls.

The conversations are better as you're only talking with interested and engaged folks.On the flip side, it can be a cash grab, if the sponsor is lazy or the meetup has not gained traction in the local market.

If you could find a property that is multiple units or better yet has a garage apartment you’d be set.

Most lenders want the LLC to only have debt for their specific property, not multiple properties. 

I'm a CPA who does a fair amount of work in the real estate industry and owns multiple residential rental properties as well.

All in all, multiple visits for mostly piddly items totaling a lot of money. ugh.
