Fannie Mae requires lenders to document your rental income with your last year tax return, or in cases where it makes more sense to do so (underwriter discretion) they'll use 75% of the gross rental income you receive per your lease agreement.

For you to add value to an investor/builder you should have the property under contract and send investment packages to builders on comps of finished product.  

The request states that electrical rough out is 70% done, and if inspector concurs, then GC gets paid 70% of the budgeted amount.As for a contract, I have a package that is a balanced doc that doesn't favor Owner or GC.

They will have packages that you may not even need to refi out of the original loan- as long as you have a business plan. 

So, my hope is that I can put together a package good enough to at least secure a funding commitment, So I can really get the ball rolling.

I know of the usual suspects, QB, Quicken, Xero... but wondering if anyone has experience updating these packages from Buildium exports - is it easy?

I don't have $700-1000 to pay for a trust & sub2 package until right at closing which does me no good.

It's just a reality of the world, also the mortgage backed security market would have a difficult time bundling these mortgages into their packages.
