What can you do to be a better customer for a hard money lender allowing them more trust to lend to you? 

@Jenny Adel I have a lawn care business and many of my customers are renters and they are responsible for their lawn.

That being said I do it with 5 of them that are far away and some might say I have zero customer service skills 

It's not in bad shape, needs new flooring throughout and the kitchen is empty (no cabinets or anything) and it's a condo in a very nice center so the only exterior work needed is some landscaping on the small patio. 

Craigslist, Zillow and Trulia come to mind but I've also heard of, and used, Rentprov and Hotpads.Each apartment competes with all others on the market, so look where your customers (tenants) look, and see what else they're going to see right next to yours, when they're deciding which 3 apartments they're going to look at today.

Instead of getting custom made tall doors, I am looking for someone who can build that small wall section that is horizontal above most closet doors. 

Added partition walls to create seperate bedroooms, pained cabinets, updated paint, added walk in shower, pantry room, basement kitchen.

Also, many providers jack up rates when you're no longer a new customer.
