I would suggest it's a bit dangerous to say that "Good process and tools exempt me from a rule."

It has been great as a tool to get started, and we're setting our goal for our next purchase as an owner occupied 4-plex.I know that everyone has already said this, but the podcasts are an amazing tool for helping you to start learning. 

I am currently on my second property.In more recent history, I have decided that I would like to get more into real estate investing as a tool to generate increased cashflow for now and amass wealth for later.

It seemed to be a great tool to get a real deal with in those two experiences. 

You may have seen me mention this but I put my marketing on hold after one mailing because I saw how many potential deals I was leaving on the table if my only tool was to offer a low cash purchase.  

Hey...this may sound lame and it's so obvious I'm a newbie coz I'm still navigating my way around this joint but "I just went Pro" and am really excited to get started on those funky tools! 

Until you have more tools, this should be a safe place to practice. 

@Bryan Christopher I've built such a tool for my clients, and as @Rob Beland suggests, it aligns with Schedule E.
