Bathroom sinks & faucets look to be in great shape.Cleaning/Painting all cabinets (Kitchen/Bathroom) can be done over a weekend, and you're all set.I WISH some of my rentals/flips had nice cabinets/sinks/hardware like that.

--no weekend hours at bank, so no wire transfers during the weekend--obviously, limited locations of branchesI don't know if every small bank is like this but it's something to investigate before you use one.

The are not flipping, so they pay closer to 90% - repairs.I went to the weekend seminar they held here in Miami and the information was well worth the $200 I paid and honestly learned a few new things.

In my research, I've come to understand that qualifying for a multi-unit live-in would be *easier* than a single family home, because the bank knows I'll have income (so long as tenantship can be proven)I'm not too worried about the hours; I get out of work @ 3:30pm, and have all night and all weekend to work on the home.
