They didn't notify you until after the lease was over (and aside from that, their service certification may very well be bogus), so from the date that they notified you, going forward they pay no pet rent (assuming that it is a valid service dog).

Also, there is a limitation to the warranty. 

I know some lenders verify lease payment amount and history (I have been called), but it seems in that case validating a bigger number would actually be to your advantage.

A lot can change in that time and I think pre-approvals are only valid for 90 days (I may need to be fact checked on that).

You will find that this contract and promise is valid only until it is time to pay you.
