Something else to keep in mind is that there are professional tenants out there that spend their days trying to screw over landlords by filing false complaints and trying to get free rent credit for non-issues, etc.

Without an agreement of more time then thats when you see a proliferation of Bk filings, and some crazy title maneuvers like transfers to family members, corps, Llc's, etc.

We were absolutely devastated.Where we stand now: we immediately called Nationwide (our homeowners insurance) to file a claim, got a mitigation company to come out and they’ve basically ripped out the house down to studs on the first floor.
