Really, anyone considering investing in flooded homes has to have an idea of what the future value will be and my question via a recent post; Is a flooded home forever worth less than a rival that did not have water in it?

Anyone have any ideas of what I could do to capitalize on the opportunity?

Before someone comes to me for a CMA, I'd simply like to know that they have a good idea what the ARV and rehab will be - and that they still think it is a deal after factoring all their other costs. 

Taping to the door is a great idea and I'll utilize this technique.

Other than the pitch, I have no idea where to even begin in terms of styles and types of agreements. 

More importantly, of the things that are most highly recommended, I want to network with those people that might come into contact with the sellers when prepping their house to list, like powerwashing, whole house cleaning, etcAppreciate the feedback and ideas.
