Verify with your cpa that this works with your particular circumstances. 

If the park truly looks distressed then spend extra time verifying all the numbers are correct (bank statement verification, income tax verification, walking through all trailers and meeting tenants, ect).

The utility companies here will verify a transfer date and the name the utilities are currently under.

A written agreement provides a written record of what was actually agreed to and the signatures verify that written record. $100 spent on an attorney today saves you thousands down the road. 

They will send you a check back for any surplus money.Or, when you get the wiring instructions, call the number you already have and know is real for the escrow company and have them verify the instructions and account numbers.

You'll need to verify how those jive with your visa restrictions, but they seem (to me) to be a safer bet and more reliable if you end up moving back out of the US.
