Vermiculite has at least a 70% chance of containing asbestos, but it needs to be tested to be sure.

Once I graduated I took the test for my license a couple weeks later.

Just did radon test and it was 16.9.

When going to see a property for the first time, what is on your checklist to look at/test to get a quick idea of rehab needed?

Having the two renters lined up makes it a lot less stressful and risky while I test the Air Bnb market with the other room.

You can have an asbestos test done or have the current owner provide you with proof it has been abated. 

After testing both the BP calculators and the Deal check setup, I actually like the Deal check better as it imports data.

@Robert C.I specifically talked about landlording issues because in my view this website really does have a gaping flaw -- it doesn't do a good job offering quality rehab advice, and some of the people in the forums who regularly talk about their "rehabbing experiences" are probably really good at picking out the most expensive vodkas in blind taste tests but should be beaten with a good thick stick every time they get a random urge to write something about power tools.But I do think that sooner or later, you get to the right answers about LLing here at BiggerPockets, and you get to them faster than trying things out on your own and paying for your own lessons.

The way I've tested it out is that I'd need to purchase a $1,000,000 property and somehow get $10,000 per month out of it just to get 6%...Is there something I'm missing here, or it's meant to be this way?
