I'm just assuming here but the more work that needs to be done to a property the more negotiating power you have to lower the purchase price right? 

If you're in Oregon I'd look at solar power.

This is the first year I have owned this complex and I noticed their stickers from previous years near my boilers (baseboard heat powered by natural gas).  

Then, a seller who has the powers to negotiate and sell to you must be determined before end up having to re-negotiate your deal with yet another player.

Testimony that the judge can see or hear for him/herself is much more powerful than me recounting a phone conversation.By all means, hire a qualified attorney who specializes in landlord-tenant law to do the entire eviction process for you.

As the dollar continues to appreciate foreign buyers lose purchasing power and thus are able to buy less units = less demand.

Because cash gives even the newest real estate investor the power and ability to negotiate and get a better deal!

Some HOA's are run by power hungry non professionals and can ruin your business model.
