I have a few thoughts …1) a lender offering $0 down on a $2MM purchase, but requesting a $2000 upfront fee is a red flag in my opinion2) current owner paid $450,000 in 2021 -- what specifically has changed to make it worth $2MM now3) make sure you get all the operating details and do a thorough analysis before you make an offer; current rent roll, current past due accounts and aging report, past 12 months expense details, property tax statements, any recent capital improvements, any needed repairs, etc.4) since you are new to investing/ownership, lenders may require 3rd party management5) as for finding/verifying lenders, have you considered using a commercial mortgage broker?

In addition, no matter how thoroughly the tenant is screened, placing a new tenant has a risk.If you have a good tenant, you have the tenant's rent near market rent, you have regular inspections and address issues that need to be addressed then there are more disadvantages to the tenant turn over than advantages.However, if you have a poor quality tenant, the rent is significantly below market, or there has been zero inspections since move-in and therefore there is a good chance there are issues that need to be addressed then a tenant turn over could be a positive.It is my belief that if you are not going to properly manage a property, hire someone who will properly manage it (rent near market, keep apprised of all rental regulations, perform regular inspections and address anything that needs to be addressed, etc.).

I agree with the others that you need to thoroughly educate yourself prior to jumping in, but I’m glad I made the jump even though I had only been several months into educating myself at the time.
