It is a conventional loan.Please, I need some guidance with the listing and drawing a purchase agreement.It is my understanding that BofA requires offers be submitted via an agent through a system called Equator (whatever that is). 1) Do I get the house listed by an agent BEFORE i draw up any purchase agreement or should I get the purchase agreement signed first then get an agent to get it listed?

@Marc The PM wanted to pay the contractor in 3 draws so we sent 3 checks made out in the contractor's name. 2 checks have cleared but the last one is yet to clear.

Forgive my ignorance, but I just want to make sure I am thinking correctly.I have a home equity line of credit that is open and I can draw cash from whenever I want, is a business line of credit along the same theory (except my house is not the collateral) where I draw cash from it as needed for my rental property business?

It is understood and agreed that lessor and his insurers, agents and employees, shall not be liable to Lessee, Lessee’s family, co-occupants, friends, guests, invitees or any person for injury, damage or loss of any nature which may occur at any time on account of any defect in the leased premises, the improvements therein and the appurtenances thereto, whether such exists at this time or arises subsequently hereto an whether such defect was known or unknown at the time; that Lessor, his insurers, agents, or employees, shall not be liable for any injuries or damages to person or property sustained by Lessee, Lessee's family, co-occupants, guests, friends, servants or any other person upon the premises or any damage to any person upon the premises or for any damage to any person or property by or from any boiler, plumbing, gas, water, steam or other pipes, sewage or any gas or electrical fixture or appliance or the bursting or leaking thereof.

Seems like if you go out on your own and start your own company it would need to have a name to draw those interested in RE instead of closing documents.

Sounds cheap.Given the prior rehab history with this guy and no markup on material; looks like he needs the work.As J states, make sure you get a firm schedule and only pay draws based on completion.
