The plan would be to keep a spreadsheet of my time and submit it with the statement on what was taken out of the deposit.  

If managed the property remotely and depended on staff (Staff that looses documents horribly or saves them in undefinable places), I would not hesitate to get that type of software.

It's always nice to be able to submit the loan with the long term rents being able to DSCR, but it's not always the case.

A letter of intent wasn't necessary on these smaller deals and you can use a regular realtor and submit offers just like you can on 1-4 unit properties.
