No one will turn any business operation over to someone off the street that has no background or specific knowledge in that business and carry a deal without cash up front.Such deals are similar to hiring a general manager, the owner dumps the business with enough cash flow that compensates the buyer much like a manager while keeping their income close to what they had.The seller, if motivated, will generally expect that the business is improved from where they had it, certainly not expecting it to go down.

I have seen banks call homeowners and demand their last $5k or they'll "be out on the street by the weekend" when they easily had another 3-4 months in the house regardless.
