If you have a good plumber, electrician and appliance guy in the area you can handle most reparirs through them.If you must hire a property manager, I would get lots of referrals and check them out very thoroughly.

The standard of needing to file this form...isn't at least "more likely than not" (50/50) it would be overturned, and position has a "reasonable basis" - which is interpreted as greater than a 10% chance of success of being upheld in a challenge. 10%!!!!

Due to the appraisal, instead of the standard 20% down on an investment property, I was able to only put down 10% and get a second loan for the additional 10% down payment.
