If you want to budget repairs, just put the money saved each month in a special account.

The only thing that comes to mind is that each of the homes may have different special assessments applied to it.

If you don't have capital - practice analyzing deals, get an internship with a broker specializing in investments, or do something that will get you more experience.

See if you can find others there that specialize in mobile home investing and get your insights on the market.

I think I'd always try to offer below asking price unless there is really something special about the property. :)  

@Christian AllenBook a few Airbnb stays around your area get to know what they are doing to make there place special, talk to them about their numbers, most of them will be nice about it, make sure to disclose your visit purpose before booking their place so they don't report you to Airbnb, don't leave them bad reviews it's just not cool :) and ask them to leave you reviews because even reviews from hosts help boost you score on the Airbnb algorithm and it will help you when you start Good luck

Make sure they specialize in REI if that's what you're doing. 

It's more protective than a special warranty deed, or even most other types of deeds.
