With insured loans, the issue is when a section of the house, usually a converted attic, lacks a "permanent heat source".

I figured i should join and support it since it's been a great source of knowledge and motivation.Long story short, bought my first property in February 2001, and grew up to 17 multi family rental properties with my brother, all bought and rehabbed to maximize rental value.

You need some room or feature that says WOW Buy Me! 

I would do this deal myself and I would at some point when the opportunity presented itself, buy the bar from the owner and have that income source as well.

Thanks everyone for your input, especially on good info for beginners, my grandpa has accidentally made money on a few real estate deals but this is the first time any of us have looked into REI as s source of additional income.
