I should also point out that this is largely because of how each expense is repaid.... for example, if I get new water heater I might pay upfront, new carpet maybe over 18 mo, bigger project could be longer/shorter.

You might try to find a contractor willing to give you the price they charged on a project in the past or find a PM who knows a good contractor.

I have an issue with one of the terms in the proposal regarding limiting liability: "Owner agrees to limit the liability of --------------. and its employees and agents to the Owner and to contractors and subcontractors on the project, for claims in contract, tort or warranty to the sum of the amount paid for services or $ 20,000.00 which ever is higher.

I managed the projects, so coordinating the demo and install timing on things was key and each contractor was accommodating and fairly priced.
