I'm looking for a tax advisor who has solid knowledge of the real estate investing field and the tax strategies associated with it. 

These homes offer low appreciation but solid cash flow and will allow me to get started sooner with a better ROI. 

Roof jobs typically reveal rotten wood/etc that needs to be repaired after the shingles come off.  

Make sure it is pressure treated wood, and properly secured into the brick. 

Everyone has to start from somewhere and you will make mistakes but you have to have a solid foundation poured to build your success on.

A few months later, an out-of-state bank wanted in on the market and offered a special "lifestyle loan" program to those with a solid income who could afford the monthly payments (it ignored debt-to-income ratios).

So if I could invest and get 10% ownership of a larger deal, with the efficiency that brings in: solid property management, less volatile vacancy figures, etc. would that be a the better route than trying to do it on my own with a much smaller deal?
