Nothing you sign with an end buyer, or any other third party, has any bearing whatsoever on your contract, onligations or recourse to the seller.

I own one in Big Bear and it's decently priced, so we were never gouging tenants.

Conventional loan now are more expensive in general, than FHA(and other government backed loans).Bear in mind if you put down less than 20% your pricing will be higher.

But there's more...how will you fund the development costs like:  engineering, municipal/impact fees, water/sewer, utility connections/septic/sewer, legal fees, soil testing, permits/fees, road construction, more.
