So we can go the 20-25% down route and finance less and rent all the units but then I feel like even though our cash flow will be higher, we’re just getting the 30k back we just put in, if that makes sense?

Does it make sense to seek a non-recourse loan for 25% down or proceed with a regular loan of 20%, lender of which says it will be a non-recourse but they can't put this in writing and they will sell the loan to another loan company and thus can't guarantee that the new loan owner won't change it to a non-recourse.

While the cash flow seems ok, i'm worried when it comes time to sell, it wouldn't make sense because if banks won't lend on it, then you loose a HUGE buyer pool.
