I'm also not able to qualify for FHA because properties in my market do not meet the self-sufficiency rules. 

Looking to self manage. 

Another point you need to be aware of is the FHA self sufficiency rule that applies to any 3-4 unit building (but not to duplexes).

I understand that if you make them out to your self it does allow you to bid on multiple items with the same checks but we did not have an issue with limited funds in those days.Each place has there rules and thats the fun of this game .. 

To over come that hurdle, license and  exercise the discipline to self learn .

Self doubt is part of the game. 

I typically do not invest in small-multi family anymore, however this off-market deal presented its-self and we hoped on it.
